  • Sister Church in Trouble

    A sister Church in the Dallas area was renting a facility for their Church Meetings from a couple of rich guys.

    Buried in the lease agreement, amazingly enough, was a clause that the LESSEE would be responsible for repair or replacement of air conditioning.

    Well, the AC - TWO units of about 6 tons each - died.
    The Church was a "new start", and simply didn't have the funds to replace the units - a minimum of about $10,000.

    Our Church can actually help financially, but our sister Church doesn't even know if they'll be staying at that location, as their lease is up in 5 months.

    The broker has shared that the owners are adamant --- the Church must pay for the AC, or simply do without. In the DALLAS area.

    Prayers needed for wisdom for my Pastor friend, Bruce.
    The first to state his case seems right until another comes and cross-examines him.

      Any possibility that the units have SIGNIFICANT hail damage? Ours did and we successfully got the insurance company to replace ours** because they were beaten up so bad that repair was not possible. Worthwhile to check.

      **we hired a company as a general contractor who fought the insurance company for us to get this done. But the General contractor, was I believe, primarily a commercial roofing company. I can get more info if you think it's worth it to pass on to Bruce.

        OK, just heard from the Pastor.....

        The owners will pay for the air conditioning if the Church - and the pastor specifically - will sign a 5 year lease.
        The Church has expressed sincere appreciation for this kind offer, but has to decline because - with this Covid situation - the Church can't possibly know where they will be in FIVE MONTHS, let alone the next five years.

        This is a STARTUP, frequently, it's a number of families that are trying to establish a congregation, and historically, only about 25% of these churches make it.
        Often, the pastor will pay more in tithes than he receives in pay. (Don't know if this is the case here, but I've been there in the past)

        The owners won't be able to lease the building in 5 months without air conditioning, but, apparently, they have a number of other properties laying around unoccupied, and they just don't care.

        Sign a 5 year and 5 month lease with AC, or endure 5 months without AC, or.....

        Our own church is probably going to be shutting down some of our ministries and programs again, due to an increase in COVID activity, so.... these are perilous times.

          Naw, one of the compressors blew up -- no hail damage, and the other one apparently is struggling to keep things "not hot", and it's more than just "needs freon".

            They could replace the air conditioning units and then when they leave, rip them out and take them with them. Or tell the owners that is what they will do if they don't pay for it.

            "Either you pay for the air conditioning on your own building, or we will rip them out and take them with us or destroy them when we leave"

            Not very churchly, but honest!

              There are actually "spot coolers" available for rent, like when they're doing construction.



              We're working with them on temporary solutions. Many of these commercial temporary spot coolers are needed during the week, and not on Sundays.

                OK, this just in......

                The broker called the pastor and said that the owners were disappointed that the Church did not take up their offer to sign a 3 year lease.

                Then the broker started laughing, and said, but the GOOD news is ----- he's going to have A/C people out there Friday Morning installing new A/C at his own expense under current lease.

                            Laughing -- interestingly enough, that's EGGzackly how the pastor described the feeling in the room when one of the units was struggling to cool things down.
