I have a friend who owns a home and he has a roommate living with him. He says that he told his roommate to move out in 30 days and he gave him an eviction notice. After the 30 days, he told his roommate that he is passed the deadline to move out according to the eviction notice. His roommate claims that he never received the eviction notice and that he never heard my friend tell him to move out in 30 days. In my opinion, if both of them think that they are telling the truth, then there must have been some miscommunication between the two of them. Maybe his roommate was not really listening to my friend when he told him to move out. His roommate probably never bothered to read the eviction notice that he was given. He is going to give his roommate another eviction notice. What do you think? It's one person's word against another person's word.
My friend should have asked his roommate, "Do you understand that you have to move out in 30 days?" He should have made his roommate read the eviction notice as soon as he gave it to him.
I told my friend to have a sheriff serve the notice to him and to be the sheriff's witness.
